Disclaimer
Property data on iHouse is aggregated from public sources and may be incomplete, lagged, or contain errors. Verify before acting on it.
Data accuracy
We aggregate several third-party public sources, each with its own refresh cadence and known limits:
- Property Price Register (PPR) — official conveyance records published by Revenue, typically lagging actual settlement by 1–3 months; address spellings can vary; a small share are tagged as non-market transfers (family transfers etc).
- CSO SAPMAP — Census 2022 small-area data, refreshed every 5 years; will not reflect interim changes.
- OPW Flood Risk Maps — national flood modelling, published by scenario (10/100/1000-yr); changes to defences may take time to appear in the maps.
- EPA Radon — regional probability — not a measurement of any individual property.
- SEAI BER — rating issued by a certified assessor at registration time; subsequent retrofits do not update the rating unless reassessed.
- GTFS Ireland — scheduled timetable from operators; actual service may differ due to delays or temporary changes.
- Publicly available property listing information — status, price, and availability can change at any time. The original portal listing is always authoritative.
Refresh cadence
- PPR data: weekly
- Listing information: typically daily
- Neighbourhood / risk / transit data: when upstream source updates
Not advice
Nothing on iHouse — including data, visualisations, estimates, or commentary — constitutes legal, tax, mortgage, valuation, or investment advice. Consult a qualified solicitor, surveyor, registered agent, mortgage advisor, or tax professional before making any property decision.
Live transactions
You can browse iHouse's sale and rent listings directly — each one comes with sale history, neighbourhood context, and risk profile. When you're ready to view in person or contact the agent, every listing links straight to its source on the main Irish property portals (Daft.ie, MyHome.ie). iHouse itself does not facilitate transactions or charge transaction fees.
