# iHouse — Irish Property Intelligence

> Every Irish residential property with full price history (PPR sales + Daft / MyHome listings) and area context (crime, schools, transit, planning, flood, BER, CSO demographics). Bilingual EN/ZH.

## What's here

iHouse aggregates eight years of Irish residential property data into a single browsable map and per-property detail page. Each property page shows:

- **Sale & listing history** — every PPR transaction, every Daft/MyHome listing change
- **Energy** — BER rating + SA-level distribution of bands A–G + heating fuel + U-values
- **Safety** — Garda composite + personal/property/disorder percentiles, nearest emergency services
- **Schools** — nearest primary + post-primary with DEIS / Gaeltacht / language ethos
- **Transit** — DART/Luas/Bus stops with peak vs off-peak frequencies
- **Flood & climate** — OPW FRS exposure + EPA radon category
- **Planning** — nearby permissions within 1km, last 3 years, with direct link to each council's portal
- **Demographics (CSO Census 2022 by Small Area)** — affluence (Pobal HP index), education, employment, social class, housing tenure, birthplace, commute mode, industry, car ownership

## Valuation reports (paid product)

iHouse sells an AI-assisted **valuation report** for individual Irish homes: a fair-value range from a model trained on verified PPR sold prices, comparable sales, bid guidance, running costs (energy / LPT / mortgage matrix), Help-to-Buy & First Home Scheme eligibility, schools, zoning & planning, and flood / radon / environmental risk screens. ## URL contract

Property URLs have the form `/property/{slug}-{6char-hashid}`. The hashid is a non-enumerable Feistel-encrypted property_id; the slug is decorative SEO text. Bare numeric IDs are rejected.

## Languages

All UI content is fully bilingual English / Mandarin Chinese. Same `canonical_path` serves both languages; language selection is cookie + Accept-Language driven.

## Licence

- Public data (PPR, CSO, Pobal, BER, planning, schools, Garda, OPW FRS): CC-BY or public-domain equivalent; redistribution permitted with attribution.
- OPW flood extents (NIFM/CFRAM/NCFHM): CC-BY-NC-ND — categorical labels only on iHouse, no map polygons exposed.
- Daft / MyHome listing snapshots: displayed under fair-use; the original listing URLs link back to source.
